Predicting the Future: Will Mortgage Interest Rates Rise or Fall in 2025?

As of early February 2025, mortgage rates have experienced modest declines but remain elevated compared to historical norms. The average rate for a 30-year fixed mortgage recently decreased to 6.89%, marking the third consecutive weekly decline. Similarly, the 15-year fixed-rate mortgage dropped to 6.05%. Despite these decreases, rates are still significantly higher than they were a year ago.
The Federal Reserve's recent decisions to cut the federal funds rate have not yet led to substantial reductions in mortgage rates. Long-term mortgage rates are more closely tied to the yield on the 10-year Treasury note, which has remained elevated due to various economic factors. Consequently, mortgage rates have not mirrored the Fed's rate cuts and have even risen in some instances.
Looking ahead, industry forecasts suggest that mortgage rates will remain above 6% throughout 2025. For instance, Fannie Mae's Economic and Strategic Research Group anticipates that mortgage rates will close 2025 at approximately 6.5%. Similarly, Realtor.com's 2025 housing forecast predicts that the 30-year fixed-rate mortgage will average around 6.3% for the year, ending at about 6.2%
These persistently high rates are expected to continue impacting the housing market. Elevated borrowing costs have already contributed to a slowdown in home sales, with existing home sales projected to remain near multi-decade lows. Affordability challenges persist for many potential buyers, as higher rates increase monthly mortgage payments, limiting purchasing power.
While there have been slight decreases in mortgage rates recently, they remain high by historical standards. Current projections indicate that rates will stay above 6% throughout 2025, continuing to pose challenges for home affordability and the broader housing market.
